Is the roofing company insured?

If a roofer does not have proper insurance, the homeowner is liable for injuries sustained by roofers while on your property.  A good roofer is happy to show the insurance certificate, which should be verified by the insurance carrier.

Is the roofing company local?

A local contractor has a greater incentive to do their best work and honor warranties because they have a reputation to uphold in the community. In addition, local roofers know more about your area’s local building code requirements.  Select a roofer within 25 miles of your home.

Is there clear & concise communication with the roofing company?

A high-quality roofer will provide you with a detailed, written summary of the work they will be doing. They should be happy to explain all the details of the job to you in writing that is clear and professional.

Is the roofing company willing to provide references?

Reliable and legitimate roofers have plenty of happy customers. And happy customers are more than willing to give testimonials. A good roofer should not hesitate to provide you with a list of homeowners they have recently worked with, as well as their contact information.

Is there a manufacturer’s warranty on both roofing materials and workmanship?

A good roofing company should provide you with information on the materials they will be using. Quality roofers should also confirm their compliance with the shingle manufacturer’s guidelines. This will ensure the materials maintain their product warranty. It’s important to note: the manufacturer’s warranty only covers the materials themselves, but not the installation work. The roofer you select should also include a workmanship warranty of at least 5 years.

Now that you’ve called a roofing company to give you a quote, it’s time to prepare yourself (and your bank account) for the cost of a full roof replacement. Accurate pricing takes time and satellite imaging software to properly calculate. This means you shouldn’t expect to receive a pricing quote on site. On the spot pricing almost always leads to overcharging. If a roofer gives you a price after only visually inspecting your home, it’s likely too high. A good roofer will take the time they need to provide you with an exact, detailed, and itemized quote. This quote should show the cost associated with removing your current roof and installing the new roof, material costs included.

Cost of Roof Replacement Based on Square Feet

Sometimes, accurate pricing can still include an overly aggressive markup from the roofing company.  Using a general pricing guide can give you a ballpark idea for the cost of a high-quality roof replacement. Quotes that fall substantially outside of this spectrum simply aren’t fairly priced for the job. Also be wary of quotes both significantly higher and lower than where your home falls on the following spectrum. While you do want to get the best bang for your buck, if a quote sounds so low that it must be too good to be true, it probably is. Any money saved by using a cut-rate roofer will be lost in repair costs and water damage later down the road.

  • Homes less than 2000 square feet: approximately $5200.
  • Common Home sizes between 2000-4000 square feet: approximately $9300.
  • Houses greater than 4000 square feet: approximately $13,800.

These include the region in which your home is located, the slope and size of your roof, the number of stories, the roof’s overall complexity, the shingles to be removed and disposed of, the type of roofing materials used, and any warranties offered.
